Q - What is the ASX code for Mirvac Group?

Q – What is a stapled security?
A – A stapled security usually comprises one share in a Limited Company and one unit in a Trust. The unit and the share are joined (‘stapled’) together to form one security and trade as one. Stapled securities cannot be sold or otherwise traded separately. A Mirvac Group stapled security is made up of one Mirvac Limited share and Mirvac Property Trust unit.

Q – If I own 1,000 Mirvac Group stapled securities, do I really own 1,000 Mirvac Limited shares and 1,000 Mirvac Property Trust units?
A – Yes, but they are stapled together to trade as Mirvac Group (MGR) and cannot be traded separately. Mirvac Group stapled securities are made up of equal numbers of shares and units.

Q – Can Mirvac sell my securities for me?
A - No. Usually, securityholders appoint a broker to sell their securities for them, or use an internet based security dealer.

Q – How do I find out the price of my Mirvac Group stapled securities?
A – Mirvac Group is listed on the Australian Stock Exchange (ASX) and the price varies. The current price for Mirvac Group (MGR) can be found on the ASX website at www.asx.com.au or in the business section of the daily newspapers.

Q – How often do Mirvac Group pay distributions?
A - Four (4) times a year. Record date for payment is the last day of the calendar quarter, and payment is currently made on the last business day of the next month. The calendar of payments for the year can be accessed on the Mirvac Group website

Q – What is DRP?
A – DRP, Distribution Reinvestment Plan, is a way of increasing your holding in Mirvac Group. Your distribution payment is converted to securities and these are credited automatically to your securities holding balance. A statement is issued in the normal manner showing how much was earned and the number of securities it purchased. Any residual cash balances are carried forward to the next distribution payment date.
Investors wishing to participate in the DRP should request a copy of the Plan Rules (or visit our web page) before signing the application form. -
Q – Are the DRP securities issued at a discount?
A – The new stapled securities are issued at the five day volume weighted average price (VWAP) for fully paid Mirvac Group stapled securities (MGR) traded on the ASX for the five trading days immediately preceding and inclusive of the books close date (record date), less such discount as determined by the Administrators not exceeding 5%. The issue price together with any discount is advised to the ASX when known.

Q – How can I receive my distribution payments?
A – There are two options – Reinvest by way of the Distribution Reinvestment Plan (DRP) or payments will be paid by Direct Credit to an Australian Bank, Building Society or Credit Union account.
If you have not provided your bank account details to the registrar – Link Market Services Limited – simply lodge your details online (individual holders only), download a form by visiting the Investor Information/Link Market Services (Access Holding) menu item at our website or contacting Link Market Services Limited on 1800 356 444. -
Q – When should I expect to receive my Annual Taxation Statement?
A – Statements are usually despatched to investors by the end of August each year. Click here to view our Securityholder Calendar of events.

Q – How do I know what information to use to complete my annual income return?
A – In August each year the Registrar, Link Market Services Limited, sends all securityholders an “Advice to Stapled Securityholders for the year ended: 30 June 0000” This statement shows all the taxation components required to complete your return.

Q – Why must I disclose my Tax File Number?
A – You do not have to disclose your tax file number (TFN). However, if you DO NOT the Registrar – Link Market Services Limited – is obliged to deduct withholding tax, at the highest marginal rate, in the absence of a valid TFN or exemption from the taxable component relating to the property trust portion of your distribution payment.

Q – How do I claim withholding tax back?
A – Withholding tax deducted from your distribution payment may be claimed back in your annual income return.

Q – Is my Annual Taxation Statement available online?
A – From August 2008 you will be able to access your statement online. Visit Access Holding to view and print your details.

Q – What is my Holder ID Number or Security Reference Number (HIN or SRN)?
A – Your HIN or SRN, sometimes referred to as Investor Number, is important. This number identifies your holding and must be quoted when requesting information from the Registrar or Mirvac. It usually begins with an “I” for an Issuer sponsored holding or an “X” for a CHESS holding. It is equivalent to a PIN number on a bank account and should be held in a secure place.

Q – Where do I find my SRN or HIN?
A – Your SRN or HIN is located on the top right hand corner of your holding statement or on your last Mirvac distribution or taxation statement.
For security reasons your SRN or HIN cannot be given to you over the phone. -
Q – The reverse of my quarterly distribution statement shows a table of apportionment percentages. What are these?
A – Your MGR stapled security is made up of two entities, each entity has a separate value. By referring to the table on your quarterly distribution statement and your purchase order when you acquired the stapled securities, you or your advisers can track the original cost base of each entity.
When you dispose of your stapled securities, a realised price can also be calculated for each entity. This will also assist you in calculating a capital gain or loss on your investment.

Q – How may I obtain a Mirvac Group Annual Report?
A – The Mirvac Group Annual Report is produced on or about mid September each year. As part of our initiative to provide investors with a user friendly (and environmentally friendly) alternative to traditional forms of communication, Mirvac will make the Annual Report available on our website (click here to view reports) and ONLY provide hard copy reports to those members who elect to receive them in that form. A copy of the Notice of Annual General and General Meetings will be sent to all investors as required by law.

Q – Can I amend my account details over the telephone?
A – If you are an individual holder you can change your address online or call Link Market Services Limited on 1800 356 444.
Joint or Corporate holders must notify a change of address in writing. You can obtain a form by visiting our website or contacting Link Market Services Limited on 1800 356 444.
Bank account information must be submitted to the registrar, Link Market Services Limited, by lodging your details online (individual holders only), downloading a form by visiting our website or by contacting Link on 1800 356 444. Details will not be accepted over the telephone.
