Mirvac to transform Karnup with DevelopmentWA partnership

Mirvac has been chosen to lead the creation of a landmark masterplanned community in Karnup, a southern suburb of Perth, partnering with DevelopmentWA to deliver one of Western Australia’s most significant residential projects.

 

Under the partnership, Mirvac will lead the first stage of development across 155 hectares of the broader 484-hectare site. This initial stage will deliver approximately 1,500 homes, a primary school and local commercial centre, bringing to life a shared vision for a vibrant, inclusive, and sustainable neighbourhood.

Mirvac’s Elysa Anderson, General Manager – Residential Development WA, said the project highlights Mirvac’s expertise in masterplanned communities and commitment to purposeful development.

“Karnup supports the WA Government’s long-term housing strategy, providing a steady supply of residential land and fostering a connected, inclusive community. This project reflects the shared vision of Mirvac and DevelopmentWA, combining our expertise in sustainable design and innovation with their commitment to high-quality outcomes to deliver a community that prioritises affordability, sustainability, and a strong sense of place from the outset with access to schools, transport and open space.”

The residential community will provide a diverse range of housing solutions across the spectrum, including social housing, market-rate and affordable options, as well as land-lease arrangements. These will be delivered using modern methods of construction and complemented by integrated green spaces that enhance overall liveability.

This new partnership with DevelopmentWA reinforces Mirvac’s commitment to increasing housing supply and creating connected communities in Western Australia. This is reflected in its north-east corridor investments, including Bullsbrook - an 83-hectare project set to deliver around 1,200 homes with a strong focus on walkability, open space, and connection with Country. 

David Parsons, Mirvac’s Development Director WA, highlighted Karnup’s strategic importance in supporting growth along Perth’s south-west corridor, particularly in connection with the Henderson Defence Precinct and AUKUS commitments.

“Karnup’s proximity to the naval base and defence precinct makes it a critical location for future housing. Our proposal was selected because it strongly aligns with DevelopmentWA’s vision and values, particularly in delivering much-needed homes in a growing region, honouring cultural heritage, and placing community needs at the forefront,” Mr Parsons said.

“This partnership highlights the broader transformation of the south-west corridor, leveraging its proximity to the Western Trade Coast, Westport, and emerging defence investments, to deliver a Western Australian community that is locally grounded and future-ready.”

The Karnup site, a priority growth corridor identified by the Government, forms part of the City of Rockingham’s District Structure Plan area and is earmarked for long-term urban development under the South Metropolitan Peel Sub-Regional Planning Framework. 

This project is set to generate substantial economic and employment benefits, supporting construction and supply chain industries, including sectors linked to AUKUS initiatives.

Over the next decade, the Henderson Defence Precinct and HMAS Stirling will undergo significant development and expansion to support Australia’s AUKUS commitments, creating over 10,000 direct jobs. Mirvac will now enter an Exclusive Working Period with DevelopmentWA to progress planning and approvals, with construction expected to commence in the coming years.
