Mirvac & Mitsui Fudosan Australia to deliver landmark new office at 55 Pitt Street, Sydney

Mirvac Group (Mirvac) and Mitsui Fudosan Australia (Mitsui Fudosan, 100% subsidiary of Mitsui Fudosan Co., Ltd.) are set to deliver a landmark new office development at 55 Pitt Street in Sydney, following Mirvac’s sale of a ~66% interest in 55 Pitt Street to Mitsui, with the ~$2bn project to be delivered as a joint venture.

55 Pitt Street is set to offer ~63,000sqm of premium commercial and retail space over 55 levels, with frontages to Pitt, Underwood and Dalley Streets. The new building is set to benefit from limited new office supply in Sydney’s core precinct over the next five years.

55 Pitt Street has been designed to be fully electric and powered by 100% renewable energy in its operations. Throughout the construction period, Mirvac and Mitsui Fudosan will also target the use of up to 25% recycled content in major materials, along with a 95% diversion of construction waste from landfill.

With occupants’ health and well-being at top of mind, the building will provide access to fresh air through an operable façade and increased biophilia, and features premium end-of-trip facilities and a health and wellbeing centre. A landscaped rooftop garden and restaurant will provide the ultimate amenity, and an integrated public ground plane, connected by a matrix of laneways, will add to the pedestrian experience and create thriving and dynamic meeting space.

Mirvac is targeting a 6 Star Green Star rating, a 5.5 star NABERS Energy rating, a 4.5 star NABERS Water rating, and a Platinum WELL rating for the asset.

Construction is at ground level, with completion forecast for mid-2027.
