Waterfront Newstead precinct: Mirvac completes Quay, delivering new homes and open space
Mirvac has officially opened Quay, the newest addition to its award-winning Waterfront Newstead masterplan, delivering 135 apartments alongside more than 2,000 sqm of new public parkland and setting a new benchmark in design excellence and quality.
The $204 million residential community marks a major milestone in Mirvac’s long-standing collaboration with the Queensland Government and Brisbane City Council to revitalise the former industrial precinct of Newstead, supporting efforts to meet growing housing demand and improve urban liveability.
To celebrate completion, Quay was toured by Assistant Minister for Planning, Housing and Better Regulation, Rebecca Young and Brisbane City Councillor Julia Dixon.
Mirvac’s CEO of Development, Stuart Penklis, said Quay marks the continuation of a 25-year journey to transform underutilised riverfront land into a vibrant, connected neighbourhood.
“Quay joins a legacy of landmark Mirvac residential communities in the area – from Mariners Reach to Cutters Landing, Pier, Park, and Unison – that have shaped the heart of a growing Newstead precinct. We’ve invested more than $65 million in public infrastructure across Newstead, delivering excellent benefits for the community,” Mr Penklis said.
“As Brisbane continues to grow, Quay stands as a clear example of how strong public–private collaboration can help meet housing demand while enhancing liveability through high-quality homes, generous public open space, and well-connected places for people to enjoy.”
Assistant Minister for Planning, Housing and Better Regulation, Rebecca Young said: “The Queensland Government is investing in the state’s housing future, with this year’s State Budget including more than $8 billion over five years to help deliver one million homes by 2044,” Ms Young said.
“Projects like this help to boost much-needed supply and give Queenslanders more options to find a place to call home.”
Rising 26 levels, Quay sets a new benchmark for design excellence and quality, crowned by one of Brisbane’s largest private rooftops. Residents can enjoy a luxury infinity pool and entertainment sanctuary with sweeping river views, while inside, exclusive amenities include a private dining room, wine lounge, and a ground-floor wellness precinct with a gym, yoga studio, and wellness rooms.
Mirvac has invested $4 million in public art, community amenities, and wayfinding to enhance the experience for residents and visitors. Quay is now 75% owner-occupied, with 35% of purchases from local suburbs which includes 35% returning Mirvac buyers. To meet resident needs, Mirvac supported eight apartment amalgamations for those seeking larger floorplans, including families and empty nesters accommodating grandchildren.
Mirvac’s General Manager of Residential Development in Queensland, Warwick Bible, said Quay is a powerful example of Mirvac’s integrated model.
“Every part of Quay - from design and development through to construction, sales, and marketing - was delivered in-house, allowing us to create a beautifully designed residential community with more than half the site dedicated to open space and extensive cycling and walking paths.
The building’s sculptural form gives Quay a distinctive identity in Newstead’s skyline, with a façade planted with more than 2,000 greenery elements that extend the neighbouring public parkland vertically,” Mr Bible said.
“The strength of our integrated approach is also reflected in the market response - with 70 per cent of apartments sold at launch and the project selling out within seven months, including strong local demand and repeat Mirvac purchasers - delivering a community that is connected and future‑focused,” Mr Bible said.
Quay’s completion follows the recent launch of LIV Anura, a Build-to-Rent community by Mirvac, also located in the Newstead precinct. LIV Anura delivers 396 much-needed renter-only homes, including up to 99 affordable apartments offered at reduced rate rent. Construction is also underway at Isle - Mirvac’s next apartment offering in Newstead with completion expected in FY27.
