Mirvac, ART and CEVA Open First Warehouse at Aspect ~$660m Kemps Creek Industrial Estate

New South Wales Premier, Chris Minns and Minister for Roads, John Graham joined Mirvac and its Mirvac Industrial Venture partner, Australian Retirement Trust (ART) today to announce practical completion of the first warehouse at Aspect Industrial Estate in Kemps Creek in Western Sydney, a 34,000sqm facility for CEVA Logistics.

 

The 56 hectare logistics estate has an estimated end value of $660 million and was the first site to be approved under the new planning regime for the Mamre Road precinct that was rezoned for employment uses under the NSW Government’s Planning System Acceleration Program in 2020.

The new industrial estate is the size of 47 football fields and will provide 247,000 square metres of high-quality warehouse and office space, with a focus on flexibility, functionality, technology and sustainability, creating a market leading employment precinct for Western Sydney.

Mirvac’s CEO of Investments, Richard Seddon said Aspect is forecast to provide over 500 jobs during construction and 1,200 operational jobs over the course of its development.

“The delivery of the first warehouse at Aspect has contributed critical construction and operational jobs as well as investment and enabling infrastructure to boost the economic development of Western Sydney – supporting living and working in this community where around one in nine Australians currently reside.

“We are delighted to welcome CEVA, one of the world leaders in third party logistics to Aspect, the first facility to be delivered in the Mamre Road precinct under the new planning regime. The Aspect estate is targeted to be Mirvac’s first carbon neutral (embodied carbon) industrial development,” said Mr Seddon.

Michael Harich, Country Head Contract Logistics for CEVA in Australia and New Zealand said as part of the CMA CGM Group, CEVA is strongly committed to the protection of the environment and aims to reach net zero by 2050.

“All of our new warehouses in Australia have been designed to put sustainability and technology at the forefront of our operations, and establishing our warehouse at Aspect couldn’t have been better for us. With more than 1,510 solar panels installed, the distribution centre has an 830kW photovoltaic system with battery for renewable power production. Together with two other upcoming ones in Erskine Park, we are building a sustainable logistics cluster in Western Sydney, to better serve the region,” he said.

Australian Retirement Trust’s Head of Global Real Assets, Michael Weaver, said the completion of the first warehouse is an exciting step in the Aspect Industrial Estate’s growth.

“Australian Retirement Trust is pleased to deliver this warehouse alongside our partner, Mirvac. In delivering this project, we’re supporting the local community and economy, while contributing to our 2.3 million members’ retirement savings,” Mr Weaver said.

Aspect will also house Winning Group’s largest ever distribution centre which is currently under construction, targeting a 6 Star Green Star rating from the Green Building Council of Australia. A 66,610 sqm facility across an 11.5 hectare site, the distribution centre is set to be a vital investment to enable the business to continue to grow and expand its range of products and services to support its customers and third-party partners.

With a 6 Star Green Star Rating and a dedicated area to facilitate the continued recycling of returned products and packaging, the DC will also support our sustainability initiatives and Group mission. We are pleased to be moving to Kemps Creek, which ensures that we are ideally located to the growing population of the Western and South Western corridors, while also being well positioned to bring our legendary care to our customers across New South Wales.”

Mr Seddon said: “Aspect provides access to approximately 4.3 million people within a 60-minute drive, enabling us to cater to growing e-commerce demand together with wide scale supply chain investment as our customers seek to establish more efficient logistics solutions for their businesses, to benefit consumers,” said Mr Seddon.

“It’s positive to see Government recognising the need to work alongside industry to ensure we can deliver thriving industrial precincts which cater for Sydney’s growing employment land requirements.

It’s critical that all levels of Government continue to invest in enabling infrastructure to support the growth of Western Sydney – we need continued collaboration with industry to align infrastructure, planning and funding to set the new aerotropolis up to be a leading global precinct,” said Mr Seddon.

Aspect will feature leading sustainability features such as rooftop solar systems, translucent roof sheeting, LED lighting, rainwater harvesting and smart metering.

“We are delighted to stand with CEVA today and officially open their new Kemps Creek Distribution Centre. We have worked closely with them over two years to develop a brand-new, high-quality logistics facility that meets their supply chain needs, including market-leading temperature control capability to support their extensive growth in Technology and Healthcare sectors in New South Wales,” said Mr Seddon.

The estate is in close proximity to the new Western Sydney Airport at Badgerys Creek and is less than 10 mins from the M7 motorway, 20km to Penrith and under an hour to Parramatta and the Sydney CBD.
