Baker McKenzie signs on to Mirvac’s 55 Pitt Street

Mirvac and Mitsui Fudosan Australia have secured major tenants at 55 Pitt Street, with Baker McKenzie committing to the premium-grade office tower overlooking Circular Quay, lifting precommitments to ~40% alongside MinterEllison, as the building’s core construction pushes past level 40.

 

Set for completion in 2027 with an estimated end value of $2 billion, 55 Pitt Street will deliver 63,000 square metres of next generation workplace across 55 levels, anchored by a new public precinct with retail and hospitality. The top 
two floors will feature entertainment and dining spaces, including what will become one of Sydney’s highest openair rooftop bars, with expansive harbour views.
 
Mirvac’s CEO of Development, Stuart Penklis, said the calibre of tenants reflects the strong demand for quality 
future focused, sustainable workplaces in Sydney’s most connected commercial precincts.

to this exceptional address,” Mr Penklis said.
 
The new tenants join Florence Guild, who has partnered with Mirvac to thoughtfully curate an elevated, hotel-style experience across dedicated floors, including a business lounge, premium concierge, wellness facilities and 
culminates in one of Sydney’s most memorable rooftop destinations: a public dining and bar venue for up to 300 guests, surrounded by a 830 square metres landscaped sky garden oasis and sweeping harbour views.

The entrance opens into a spectacular urban oasis with a soaring 22 metre ceiling, native landscaping and a multi storey water wall - a calm retreat in the centre of the CBD. The tower’s design celebrates Sydney’s natural beauty while maximising its extraordinary location, and its rooftop will offer one of the city’s most memorable destinations,” Mr Penklis said.
 
55 Pitt Street will feature 1,200 square metres of hotel style wellness amenities, including a dedicated studio, treatment and recovery rooms, and state-of-the-art end-of-trip facilities - place wellbeing at the centre of the workplace experience.

55 Pitt Street has been designed as a fully electrified, net zero operational building, targeting leading sustainability benchmarks including a 6 Star Green Star rating, 5.5 Star NABERS Energy and a 4.5 Star NABERS Water, alongside 
a 95% construction waste diversion goal. The tower’s climate responsive façade is wrapped in glazed terracotta sunshades, complemented by fresh air access through operable windows on select low-rise and high-rise floors.
Mirvac is commissioning four public artworks in the precinct, which range from monumental to intimate scale, and invite all visitors to pause and reflect on Gadigal Country.
 
55 Pitt Street will join Mirvac’s extensive premium office portfolio including Heritage Lanes in Brisbane, 200 George St in Sydney and Olderfleet at 477 Collins Street in Melbourne. Mirvac’s total commercial development pipeline of 
$9.5 billion demonstrates a commitment to developing high quality, well-located and sustainable precincts and communities.
