Mirvac opens third Melbourne BTR community delivering highest sustainability ratings
Mirvac has officially opened its fifth build to rent property, LIV Albert in Melbourne’s Brunswick, delivering 498 homes exclusively for renters and setting a high benchmark for sustainability in build to rent communities.
LIV Albert has achieved an average 8.2-star Nationwide House Energy Rating Scheme (NatHERS) certification, the highest of any Mirvac apartment building to date, helping residents substantially save on electricity bills, with annual energy bill savings for a two-bedroom apartment of up to $700. The community has been delivered through Mirvac’s $1.8 billion build-to-rent venture with Mitsubishi Estate Asia Pte. Ltd (MEA) and the Clean Energy Finance Corporation (CEFC).
Mirvac’s Group CEO & Managing Director, Campbell Hanan, said LIV Albert is a blueprint for environmentally responsible, high quality rental housing.
“Mirvac has been a pioneer in the build to rent sector, and it has been our ambition to deliver high-quality rental housing that is also environmentally responsible. We are targeting a 5 Star Green Star Buildings rating and every element from the materials we use to the renewable energy supply, has been carefully considered to minimise environmental impact while maximising liveability for our residents,” Mr Hanan said.
The all-electric community is fossil fuel free, with access to 100% renewable electricity via an embedded network. Energy efficient appliances, induction cooktops, double glazed windows, solar panels and rainwater harvesting further reduce the environmental footprint.
“LIV Mirvac is the first in Australia to operate built to rent properties across New South Wales, Victoria and Queensland, demonstrating our market-leading position and ability to deliver. This year alone we have completed more than 890 build to rent apartments including LIV Albert, which is the product of our learnings from more than five years' operating these communities and listening to our customers,” Mr Hanan said.

LIV Albert includes 15 affordable housing apartments, offered at a 30% discount to market rents and supported by community housing provider, National Affordable Housing (NAH). Residents also have access to more than 2,400 square metres of shared spaces designed to support wellbeing, productivity and connection – including a gym, media room, co-working areas, private dining rooms, multi-function spaces, a courtyard, a maker’s workshop and a communal vegetable garden.
Developed by Mirvac, designed by Fieldwork and Breathe, and built by Mirvac Constructions, the distinctive campus-style project is connected by public spaces and landscaping. Two new laneways link the community directly to Clifton Park, while a landscaped space at the northern end of the site offers seating, BBQ facilities and nature play for locals. With a target 5 Star Green Star Buildings rating and a strong wellbeing focus, LIV Albert’s parkland setting and thoughtful design creates a welcoming environment for residents and their pets.
LIV Albert also supports green travel, with extensive bicycle storage (including cargo bike spaces) and seamless access to Brunswick Station, tram and bus routes. Sydney Road’s cafés, restaurants and shops are just minutes away, all whilst being directly surrounded by 20-hetares of green open space within Clifton and Gilpin Parks.
LIV Albert is the latest addition to Mirvac’s national LIV portfolio, joining LIV Indigo in Sydney, LIV Munro and LIV Aston in Melbourne, and LIV Anura in Brisbane.
