Mirvac expands WA portfolio with Bullsbrook land acquisition

Mirvac has announced the acquisition of an 83-hectare site in South Bullsbrook, a rapidly growing area in Perth’s north-east corridor, which has the potential to deliver approximately 1,200 residential lots.

The acquisition supports Mirvac’s strategy to expand its residential footprint in key growth corridors across Australia, with Bullsbrook identified as a priority precinct under the WA Government’s North-East Sub-Regional Planning Framework. It also marks Mirvac’s continued investment in Western Australia, following the success of the nearby Henley Brook community.

Mirvac’s CEO of Development, Stuart Penklis, said the acquisition aligns with the company’s commitment to delivering quality communities in well-connected, high-growth areas across Australia.

“Bullsbrook is undergoing a major transformation, with significant infrastructure investment and a growing population. This latest acquisition in Western Australia allows us to bring our placemaking expertise to a region that’s primed for thoughtful, sustainable development,” Mr Penklis said.

“We look forward to working closely with local stakeholders and government to deliver a community that reflects the needs and aspirations of future residents. Our vision is to create a place that celebrates the area’s unique landscape and character, while offering accessible, liveable and future-ready housing options.”

Located approximately 32 kilometres north-east of the Perth CBD and just 500 metres south of the future Bullsbrook District Centre, South Bullsbrook sits on the northern fringe of the north-east corridor and Perth’s metropolitan area.

Mirvac’s General Manager, Residential Development for Western Australia, Elysa Anderson, said the project demonstrates Mirvac’s commitment to sustainability and community wellbeing.

“Our approach at South Bullsbrook is about more than building houses; it’s about creating a connected community with more homes for Western Australians. We are committed to preserving the natural environment, including the protection of Nambad Brook as well as significant tree retention, which not only enhances amenity but supports biodiversity and long-term liveability,” Ms Anderson said.

“By integrating Indigenous heritage into the design and ensuring that community voices are heard, we’re fostering a place where people feel a true sense of belonging.”

Under the Bullsbrook masterplan, Mirvac will prioritise tree retention to preserve key views and sightlines to enhance the area’s natural beauty. An integrated network of streets and open spaces will create a connected environment, encouraging slow movement and prioritising pedestrians and cyclists to promote a safe and healthy lifestyle.

Mirvac’s Development Director for Western Australia, David Parsons, said the Bullsbrook land acquisition represents an exciting new chapter in Mirvac’s continued growth in Perth’s north-east corridor.

“At Henley Brook, we’ve delivered an award-winning, vibrant, and connected community, anchored by high-quality public spaces - including a central park and a local café that has quickly become a social heart for residents. Building on this strong foundation, we’re excited to bring Mirvac’s placemaking expertise to Bullsbrook and help shape the future of this growing area,” Mr Parsons said.

A strong focus will also be placed on common spaces and amenities, with a central park to be delivered at the project’s inception to provide a variety of play and recreation options. The project is located adjacent to the new Kingsford Town Centre and a planned future neighbourhood shopping centre within South Bullsbrook, providing convenient access to retail and essential amenities.
