Mirvac’s ‘SMART’ new headquarters going WELL

  • Mirvac is working with the International WELL Building Institute to target a Gold WELL certification for the fit out of its new headquarters at its flagship 200 George Street building.

    The WELL Building Standard is an innovative evidence-based system for measuring, certifying, and monitoring the performance of building features that focuses primarily on the health and well-being of occupants.

    It is secured by achieving credits across seven categories including air, water, nourishment, light, fitness, comfort and mind. Some of the innovative features within Mirvac’s tenancy at 200 George that will achieve credits in these categories include:

    • Air: SAMBA sensors on the floor to monitor air quality
    • Fitness: end of trip facilities and a central staircase connecting all six floors of the building
    • Comfort: ergonomically approved furniture, a room with cardboard furniture to allow for easy rearranging
    • Light: lights programmed for varying brightness and darkness at appropriate points throughout the day to maintain optimal circadian rhythms
    • Nourishment: Food offering within the tenancy will promote healthy food with high nutritional value and clear labeling
    • Mind: in response to our physiological needs to be around nature, Mirvac has developed a Biophilia plan that incorporates nature’s patterns throughout the tenancy design


    When Mirvac takes occupancy of 200 George Street in July 2016, the new headquarters will be one of the first offices in Australia to achieve the WELL Building Standard.

    200 George Street will be one of Australia’s first offices to incorporate various ‘Smart’ building initiatives, further strengthening its credentials as a true ‘workplace of the future’.

    “Mirvac’s headquarters at 200 George Street will respond in real time to the workplace environment and employee’s needs. For example, technology within the headquarters will monitor power and water usage, and the quality of the air, enabling adjustment according to the needs of the building and its occupants. Data will be used to manage the headquarters, as well as inform how we can help our tenants build workspaces in the future, essentially creating a ‘Living Lab’. In addition, a ‘Smart’ tenancy app will provide live information on usage and availability to employees. For example the app will allow Mirvac employees to see which workspaces are available in their neighborhood,” said Paul.

    Following the completion of 200 George Street in June 2016, the WELLS certification process will require Mirvac’s fit out to be assessed by the team from the International WELL Building Institute to ensure all criteria is met and the certification can then be delivered.
